I run a double glazing company in rainham, we also do soffits, facias and guttering, we tend to overclad, we have our own tower so wouldbt need to price for scaffolding, if your local i will happily pop over to give you a price mate

They dont know

It varies, once injested it lays dormant and for reasons unknown can flair, usually years after. With my dad the assumption was the loss of mum

Once it rises it doesnt go away - the victim does

I once cut about 12 holes in an asbestos ceiling with a pad saw, poking my head up through each one, looking for a cable route. So, no, I'm no expert.

On a serious note though, I would like to know how long I've got left? This was about 10 years ago.

I also only did this having been given written confirmation that the area was clear of asbestos. Cut and dry manslaughter at the very least.

They can be encapsulated, however scaffolding or a mobile scaffold tower at the very least (depending on the ground below) will be required.

I know nothing of soffits and the like but have some perfectly sound advice which you ought to take

How do I know? I watched my Dad with it, a chippy who was cutting it in the 60's, goes beyond that too, women who washed overalls have died from it

Spend ten minutes Googling about and you will not go near those soffits

No such thing as grey asbestos though mate.

White, brown or blue. Yours'll be white. None of em are good, but white is the least risky.

Artex used to be a licensable product, now it's not.

If 1970's there's a high probablilty it is. It sounds like you'll probably pay more for access / scaff that you will for removal and disposal. You'd have to pay for that anyway for decorations.

Get rid mate then the problem's gone.

1970 it was built. Couple of local companies informed neighbour it was grey asbestos but I might call in a company that are experts to take a sample and advise.

Few years ago my porch ceiling leaked and insurance company found asbestos in the artex ceiling. Outside my house was like a scene from Prime Suspect with white tents and men in white suits. Neighbours thought someone had been murdered!! Turned out there was something like 0.0000001 % asbestos content.

I'd already asked a mate about that as he works for a Equipment Hire Firm. Unfortunately my place has pretty awful terrain around the house where pea beach and uneven ground doesn't make it easy for a cherry picker as well as near to no access around the back. Won't be easy for scaffolding either!

Are you even sure it's asbestos? How old is the property?

There are cement type boards (eg Supalux) which look just like asbestos.

The soffits are, by what you describe, asbestos cement boards. If so, it is likely they have a 20-25% white asbestos (chrysotile) content. The condition of the paint coatings may be poor but it is the condition of the asbestos cement substrate which is most important.

It is the propensity of the material to release fibres which determines how it should be handled. If this is sound rather than friable (flaky), the material is stable and can be removed by a competent contractor and disposed of as licensed waste. Precautions during removal will include wetting down and double bagging (not in the popular WHO sense - the contractor will not need any Jonnies).

Sorry to hear that mate. My mum worked with it for years at Farnborough Airport and I know it is a source of concern for her.

It's getting the right advice that's the problem. You can't just get your local painter and decorator in but at the same time the "experts" are quoting anything from 2 - 7000 to my neighbour for cladding or removal.

Asbestos is ok as long as you don't cut/drill etc

The currant trend is to encapsulate (glue cladding both sides)

I feel that this is something most people can do themselves.

I would imagine that the longest part of this work is the erection and dismantling of the scaffold, something you will be paying for along with the hire of the scaffold.

If you can't carry this work out yourself find someone with a cherrypicker (MEWP) the hire of this equipment is cheaper than waiting for scaffold

It's not the asbestos that's rotting it's the paint that is flaking off but to get all the paint off to repaint, which is the cheapest option, would involve scraping which may and I may be wrong scrape asbestos fibres away. In a perfect world maybe just spray paint remover on the paint and hope it all drops off!!!

UPVC cladding over is an option but quotes are rather pricey.

The only thing I can stress is get it done properly.

My grandad did one job with it in the 60s and died a very painful protracted death in about 7 years ago as a result, went from feeling a bit under the weather to diagnosis to dead in about 8 months.

I'm no expert but if the soffit is asbestos, it won't be in cladding form, just sheets which I believe anyone can remove as long as it's disposed of correctly?
